Meredith International Centre

Ontario, California

The Meredith International Centre development is a seven-building, three million-square-foot campus in the Inland Empire, adjacent to Interstate 10 and the Ontario International Airport to the southeast. The Specific Plan consists of four planning areas with commercial, industrial and residential uses across 257 acres.

Planning Area 1 is composed of commercial and industrial warehouse buildings across 150 acres. The largest building in the Planning Area is a little more than 1 million-square-feet and has been leased by e-commerce retailer QVC to be the company’s first west coast distribution hub. Michael Baker navigated potential jurisdictional issues with the city of Ontario, flood control district, US Army Corps of Engineers, regional water board, Southern California Edison and Caltrans to ensure that the developer met its commitment to deliver the completed building to QVC by the agreed upon date.

Planning Area 4, on the other hand, consists of an 800-unit apartment complex. This 21-acre lot is envisioned to include on-site amenities such as the integration of a private recreation facility and pedestrian connections to serve the residential development.

Michael Baker provided civil engineering and surveying services to help the client acquire entitlement for Planning Areas 1 and 4 of the complex. Services included feasibility studies, the development of exhibits, a parcel map and construction documents for site improvements.

Michael Baker developed construction documents for both Planning Areas, including:

  • Mass grading plan
  • Rough grading plan
  • Precise grading plan
  • On-site utility plan
  • On-site storm drain plan
  • Street improvement plan
  • Storm drain improvement plan
  • Sewer improvement plan
  • Domestic water improvement plan
  • Recycled water improvement plan
  • Street light and fiber-optic improvement plan
  • Traffic signal plan
  • Signing and striping plan
  • Bridge widening plan
  • Water quality management plan
  • Stormwater pollution prevention plan

Impact

“Development of the Meredith International Centre on the largest and last tract of developable land in the City of Ontario, north of the I-10 freeway, will provide opportunities for economic growth as new industrial, commercial and residential areas create jobs and attract businesses and visitors to the city.”
