Sommers Bend Master Planned Community

Temecula, California

Sommers Bend is a master-planned community in the heart of Southern California’s wine country. The development offers a collection of residential and multifamily suburban neighborhoods, outdoor and preserved spaces, design-driven parks, community clubhouses, a carefully crafted trail system and lifestyle amenities.

For this project, Michael Baker has served as civil engineer for four residential and one multifamily community with more than 370 units, along with miles of off-site roadway improvements to provide a direct connection from the city to the community.

As part of the comprehensive effort, our team updated a major intersection within Temecula fronting a high school and two roadways. This effort, consisting of roadway widening, storm drainage improvements and traffic signal modifications, incorporated traffic control and phased construction to allow for continuous ingress and egress to the school.

Another street improvement consisted of approximately 2 miles of new roadway, along with drainage and channel improvements, green street best management practices to manage stormwater and water quality, as well as rebuilding the approaches of rural driveways to tie into the new street grade.

Water infrastructure enhancements were a significant part of the site development. Our team performed engineering services to relocate nearly 700 feet of water transmission lines, along with line protection measures and sewer and domestic water improvements and relocation efforts involving multiagency coordination and permitting.

When complete in 2024, Sommers Bend will mark the final stage of the City of Temecula’s master plan and complement its overall efforts to create livable neighborhoods, support economic development and sustain a high quality of life for Temecula citizens.
